Regional Facilities Manager - YMCA of Austin

As the Regional Facilities Manager, you will play a crucial role in the effective maintenance and operations of our branch locations. In partnership with the branch operations teams, you will be responsible for developing and implementing branch-specific preventative maintenance plans to ensure systems are maintained to maximize participant safety and comfort and to minimize expenses. The Regional Facilities Manager will report directly to the Association Facilities Director.

This is a full-time role based out the Association Offices requires extensive travel within the Austin metro area and surrounding counties. What are the details? Provide quality service to our members. Responsible for prioritizing, scheduling, and monitoring daily maintenance activities. Oversees the physical assets, general maintenance repairs, and preventative maintenance and construction or rehabilitation projects for their community. Maintain an adequate inventory of supplies for repairs and operate within budgeted amounts, making good financial decisions. Ensure that operations, maintenance, and vendor management standards are met in a cost-effective, safe, and efficient manner. Oversees the implementation and evaluation of maintenance management programs for buildings, equipment, utilities and the grounds for the branches Maximize the interior and exterior appearance of the branches within budget guidelines Direct overall maintenance, grounds, and inventory Maintain all aspects of the property and maximize its useful life and minimize the necessity for repairs Have knowledge of all shut-off valves for all water, gas, and pool equipment Ensure proper repair of plumbing, drywall, appliances, HVAC, woodwork, and electrical systems Direct inventory control and utilization of maintenance parts and materials Assist Association Property Manager in scheduling and performance of annual inspections and scheduled maintenance of all equipment based on the manufacturer’s recommendation and operating manuals Plan and schedule services and repairs for municipal infrastructures & services such as water, gas, electric, storm drains, streets, alleys, parking areas, sidewalks, and lighting Participate in all maintenance projects such as plumbing, electrical, painting, HVAC, grounds, appliance repair, carpentry, and all exterior maintenance
Staff and vendor management: Supervise, monitor, and ensure that all maintenance tasks are performed timely Communicate effectively with all personnel, contractors, and vendors Use computer-generated reports and manually created reports to help manage workflows Work with leadership, contractors, vendors in the execution of duties Assist in any other maintenance duties within his/her capability as requested by management Personally inspect and approve all sub-contracted work Report Management: Review expenditures on a monthly and quarterly basis to ensure proper focus on improving conditions of assets The document, keep records and inform management of any emergency/routine maintenance required Prepare recommendations for capital improvement projects, large and small Review invoices for appropriate coding and ensures all are within agreed to pricing Develop and administer maintenance policies and procedures Compare vendor pricing as a matter of course Obtain a minimum of three (3) qualified proposals for all contracted work to be performed Obtain references and all insurance certificates from contractors per company policy Assist with special projects or management reports. Complete other duties as assigned
What you bring to the Cause:
Education & Experience:
A minimum of five years of relevant experience in property or facility maintenance. Five years of supervisory and management experience. Industry certification is a plus: EPA & HVAC certified. Capable of reading schematics & blueprints.
